John L. Scott Property Management personnel are specially trained and equipped to assist tenants find properties to rent that will meet their needs.
Our agency maintains a database of properties available to rent and prospective tenants and their requirements. As properties become available, our first action is to contact prospective tenants on the database whose requirements match the property. Call us, or
complete the contact form to enter your requirements on the database.
John L. Scott Property Management operate in a number of areas. If you are moving,
we could possibly assist your complete relocation by managing your own property in your absence and assisting you in finding rented accommodation.
Having identified prospective properties, John L. Scott Property Management will arrange for you to view the property. These will be arranged at a time to suit you, which could be in evenings or week-ends, subject of course to the Landlords permission. Viewing will always be accompanied by the local
John L. Scott representative, who will be able to provide immediate advice and answer any questions you may have.
Having selected a property, you will need to complete a written application and offer to rent. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.

On application, an "Application Fee" will be required.
John L. Scott will take references on behalf of the landlord. Normally, this will include your
employer and any former landlord. In addition a credit check will be undertaken.
Where a tenant is unable to meet the required income or credit checks, the tenant can have a Guarantor agree to underwrite any rent
liabilities or an additional deposit may be required.
Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the
John L. Scott Client Account, monthly in advance, with the first month's rent due before taking occupation of the premises.
A deposit is required prior to occupation. This is normally equal to
1 months rent. This is held by John L. Scott as stake holder in a secure client account until the end of the tenancy.
The deposit is held to cover any breakages, damage, or other tenant liabilities. At the end of the tenancy
John L. Scott Property Management, or an independent Inventory Agent, will check the property in the presence of the tenant and assess any damages and deductions due.
The deposit cannot be used by the tenant to cover rent.
A fee is due to John L. Scott Property Management prior to the start of the tenancy to cover the tenant's share of the Tenancy Agreement,
legal notices and data entry into the accounting system to
create and maintain your file.
